Project Information

This project is for a 510m2 office space along Burelli street in Wollonging. The project commenced in August of 2021. The scope of work involved removing the existing roof and it being replaced with new trusses and sheeting. Perimeter brick work needed to be raised to accommodate the new roof trusses- these along with internal linings required upgrading in order to meet 2-hour fire safety rating.

On the lower ground DDA toilets have been installed. The rear façade and parking area have been upgraded to provide street appeal and accommodate disability access and fire escape provisions. The upper ground floor needed to be raised in order to meet new rear door heights and to create a smooth transition from the car park area.

Work also entailed the removal of the old timber mezzanine which was replaced by a new steel structure with FC sheeting flooring, this provided extra strength, fire rating, and sound dampening. Along with this, new steel stairs were installed to provide access from lower ground to upper ground. Installation of basic electrical works was also undertaken.

The main issues of the project occurred during the preliminary stage. We were initially engaged to only provide a roof replacement at budget cost, however succeeding consultations have uncovered issues with the tenancy lay-out, as well as factors for disability and fire compliances- these we properly addressed and provided the client further information, therefore increasing the project scope.

Overall, once the arduous requirements for the engineers and certifiers were met, also with us resolving the issue with the client’s objectives for the project, the work has been conducted. With this, we collaborated with the following sub-contractors:
